Property Management

A balanced program consisting of financial reporting, leasing, property maintenance and tenant retention includes:

  • Monthly accounting and reporting utilizing the state-of-the-art Yardi Management Software
  • Rent collection
  • Tenant relations, retention and leasing
  • Negotiation and coordination of contract and service personnel
  • Oversight of maintenance activities

Management will maintain oversight of all daily property management services and contract with third party vendors to perform emergency repairs and oversee preventive maintenance, cleaning, security, landscaping, construction, and other essential services. All service calls and emergency repairs will be monitored to ensure timely completion of repairs.

All vendor services will be evaluated against established performance standards and insurance requirements for the protection of our clients and visitors to the property.

To ensure that goods and services are purchased at market rates, contracts will be submitted to a competitive bid process. Because Westmont places a premium on quality of goods and services, and values longevity in contractual relationships, these considerations may ultimately be weighted more highly than a low bid in evaluating potential vendors.

Property Accounting

Yardi Property Management software generates customized reports in a variety of formats to accommodate client preferences. All reports conform to generally accepted accounting standards. We provide comprehensive informative reports including but not limited to:

Construction Management
